There are actually a few ways you can play this song.  The Key is Ebminor, so you can
it using barre chords or by CAPOING the 6th fret to play it in Aminor.  You can also lower
tuning 1/2 step to Eb and play it open in eminor (this is what is probably happening on 
record.)

Or, you can always play it in Eminor open with regular tuning, knowing it will be 1/2
higher than the record.  I transcribed it as sounded on the recording - at the bottom is
out the alternate chords.  If the key is too high to sing you can transcribe to Dm or 
the capo one or two frets if you use the capo.

The Ebm that starts the "chorus" sometimes sounds like a major, but I think it is a
 If not, you can make that fix.  Also, it sounds like the "E" keeps the Eb notes in there,
of like a spanish guitar when you got from E to F and keep the fingering but don't do a 
(hope that makes sense).  You can only do it this way if you retune the guitar.

Anyway - if you capo 6 and play it that way the chords are:
Verse: Am, C, G, D
Chorus: Am, Bb, F, E

If you either lower the tuning to Eb or play it in Em the chords are:

Verse - Em, G, D, A
Chorus - Em, F, C, B
